Quick answer

Pressure washing cleans with force: high-PSI cold water that blasts dirt off hard surfaces like concrete. Power washing is the same thing with heated water, best for grease and oil. Soft washing uses low pressure (about the force of a garden hose) and a cleaning solution that kills algae, mold and mildew at the root, which is why it is the right choice for roofs, stucco, siding and painted walls. Most homes need a mix of both methods.

The right method is decided by the surface, not by the machine.

Ask five companies what they call the way they clean, and you will hear pressure washing, power washing, soft washing, soft wash pressure cleaning and a few others. They are not interchangeable, and the difference matters to your home.

We use all three in South Florida, and we choose based on the surface: concrete gets pressure, grease gets heat, and roofs and stucco get soft washing. This guide explains each in plain language. For an overview, see our services.

What Is Pressure Washing?

Pressure washing is the classic approach: cold water forced through a nozzle at high pressure. It lifts dirt and algae from hard, sealed surfaces very quickly. On concrete, a rotary surface cleaner makes it even and fast. It is what most people picture. Our beginner’s guide covers the basics.

Where it works

  • Concrete driveways and sidewalks
  • Brick and pavers with care
  • Metal railings and furniture
  • Pool decks and lanais

What Is Power Washing?

Power washing is pressure washing with heat. The water is heated, which softens grease and oil and sanitizes surfaces. It is the answer for restaurant areas, dumpster pads, garage floors and gum. Many people use the words pressure washing and power washing interchangeably, and that is usually fine, but the heat is the real difference.

What Is Soft Washing?

Soft washing flips the approach. Instead of blasting the surface, it applies a cleaning solution, usually sodium hypochlorite with a surfactant, at low pressure and lets it dwell so it can kill algae, mold and mildew and their roots. Then it is rinsed gently. On roofs, stucco and painted walls, it cleans deeper and lasts longer than a pressure wash, and it does not damage the surface.

In plain English: pressure washing scrubs with force. Soft washing cleans with chemistry. Power washing adds heat to the force.

Which Method for Which Surface?

1

Roof

Soft wash. Never use pressure on shingles or tile.

2

Stucco and painted walls

Soft wash with a gentle rinse.

3

Vinyl siding

Soft wash or gentle pressure wash.

4

Concrete driveway

Pressure wash with a surface cleaner.

5

Pavers and brick

Moderate pressure with care, re-sand and seal after.

6

Grease and gum

Power wash with hot water and degreaser.

Can You Combine Methods?

Yes, and most professional visits do. A typical Florida home might get a soft wash on the roof and stucco walls, pressure washing with a surface cleaner on the driveway and walkways, and a gentle wash on the lanai and screens. Mixing methods is not upselling; it is choosing the safest method for each surface.

How to Choose the Right Method

STEP 1

Identify the surface

Know if it is hard, porous, painted or roofing.

STEP 2

Check the soiling

Light dirt, heavy algae or grease change the approach.

STEP 3

Ask about the method

A good company explains why it uses each method.

STEP 4

Confirm protections

Ask how plants, seals and electrical fixtures are protected.

Final Thoughts

Understanding the three methods gives you the vocabulary to compare quotes and spot a company that uses one setting for everything. The best results come from choosing the gentlest method that gets the job done. If you would like advice on your property, send us a photo and we will point you to the right one.

Frequently Asked Questions

What is the difference between pressure washing and power washing?
Power washing uses heated water in addition to high pressure, which makes it better on grease and oil. Pressure washing typically uses cold water.
What is soft washing?
A low-pressure cleaning method that uses a cleaning solution to kill algae, mold and mildew at the root, followed by a gentle rinse.
Is soft washing better than pressure washing?
For roofs, stucco, painted walls and siding, yes. For concrete driveways and hard surfaces, pressure washing is usually more efficient.
Can you soft wash with a pressure washer?
Some machines have a low-pressure or downstream injection option, but dedicated soft-wash systems are more consistent and safer for delicate surfaces.
Is soft washing safe for plants?
It is safe when plants are wet down before and after and the runoff is controlled. Professionals protect landscaping as part of the job.
Does soft washing last longer than pressure washing?
Usually yes, because it kills growth at the root, rather than removing only what is on the surface.
Which method do you use on stucco?
We soft wash stucco, because it is porous and easily damaged by high pressure.
